Water heating

Maintain an electric tank water heater

Electric tank water heaters avoid combustion, but leaks, corrosion, sediment and energized components still require attention.

Recommended timingCheck monthly; review yearly

What to do

  1. Read the exact owner manual and look monthly for moisture, rust, damaged wiring covers or unusual sounds without opening electrical compartments.
  2. Keep the area accessible and dry, and protect the tank and piping from impact and freezing conditions.
  3. Use the separate tank-flushing and anode-rod guides when the manufacturer calls for them; have an older, neglected tank assessed before disturbing a drain valve.
  4. Have a qualified plumber or electrician evaluate persistent noise, poor recovery, breaker trips, hot wiring or leakage.
  5. Never restore power to an electric tank until it is completely full and air has been purged as its instructions require.
Safety and service boundary

Do not remove electrical covers or work on energized elements, thermostats or wiring. Water and electricity create a severe shock hazard.
