Check deck or balcony safety

Connections, guards and concealed moisture can become life-safety issues. A homeowner check is useful, but it is not a structural inspection.

What to do

  1. From safe, accessible areas, look for split or decayed wood, corrosion, loose fasteners, movement, sagging, damaged flashing and water trapped against the building.
  2. Firmly but gently check guards, handrails and stairs for looseness; stop using the area if movement or deterioration is significant.
  3. Keep drains, scuppers and gaps clear, and do not cover a balcony membrane with materials that trap water.
  4. Keep grills, fire features and heaters away unless the structure and appliance are specifically designed and approved for that use.
  5. Arrange a qualified professional inspection annually and whenever leakage, movement or structural deterioration is suspected.
Safety and service boundary

Do not attempt structural, guard, ledger, flashing or elevated-balcony repairs without a qualified professional.
