Decks & balconies
Check carports, patio covers and porch roofs
Roof panels, posts, beams, wall connections and drainage should remain secure and free of damage. A homeowner observation is not a structural evaluation.
Recommended timingEvery spring and after severe weather
What to do
- From the ground, look for sagging, movement, leaning posts, split wood, corrosion, loose panels or fasteners and damage at the house connection.
- Keep roof surfaces, gutters, scuppers and downspouts clear using a qualified contractor when access is elevated or slippery.
- Maintain paint, stain, sealant and flashing according to the installed materials without sealing intended drainage gaps.
- Keep vines, stored items and soil or mulch from trapping moisture around posts and wall connections.
- Arrange professional evaluation when snow load, wind, vehicle impact, settlement or deterioration may have affected the structure.
Do not climb onto lightweight patio covers or attempt structural or overhead repairs without a qualified contractor.
