Roof & exterior

Inspect and maintain stucco

Stucco manages weather as an assembly. Cracks, impact damage, failed sealant and poor drainage should be evaluated before a cosmetic coating hides the cause.

Recommended timingEvery spring and after severe weather

What to do

  1. Walk the exterior looking for new cracks, bulges, impact damage, staining, exposed mesh and deterioration near the ground or roof runoff.
  2. Check sealant at windows, doors, penetrations and material transitions, while keeping designed drainage openings unobstructed.
  3. Keep sprinklers, soil, mulch and snow from holding moisture against the wall and maintain gutters, flashings and grading.
  4. Clean gently using the stucco or coating manufacturer's approved method; avoid forcing water into cracks or behind the finish.
  5. Have recurring, widening, displaced or moisture-related damage evaluated before patching or painting. Some coatings can inhibit drying or change the wall's behavior.
