Roof & exterior

Inspect brick veneer and mortar

Brick itself is durable, but mortar joints, flashing, sealant and drainage openings still need observation.

What to do

  1. Walk the exterior looking for new stair-step cracks, displaced units, open mortar joints and deteriorated sealant where brick meets other materials.
  2. Keep weep openings clear and maintain gutters, flashing and grading so water can drain away from the wall.
  3. Use the Brick Industry Association's stain-specific cleaning guidance; begin with the gentlest method and test a small area.
  4. Do not paint, seal, repoint or use aggressive chemicals or pressure without confirming compatibility with the brick and mortar.
